New Rochelle is positioned for significant growth and revitalization, building off its ongoing downtown redevelopment efforts. In December 2014, Renaissance was named Master Developer for New Rochelle in partnership with RXR (RDRXR), charged with utilizing its comprehensive and inclusive approach to community driven revitalization by a unanimous and bi-partisan 7-0 vote. Located minutes from New York City, New Rochelle has exceptional transit connections and a storied history of downtown commerce and culture. The City is also home to three highly respected colleges – Iona College, Monroe College and the College of New Rochelle – positioning the area to capitalize on the growing innovation and knowledge industries.
New Rochelle is a prime example of UNiS – Urban Nodes in Suburbia. The waterfront community includes a series of neighborhoods in and around downtown in addition to beautiful bedroom communities. The opportunity to conduct a triple-bottom-line, community-driven redevelopment will provide economic generation in addition to a balance between an active urban core with vibrant retail & cultural opportunities. This effort will provide for improved economic sustainability and quality of life for all New Rochelle residents & visitors alike .
Coined the “most ambitious downtown redevelopment in New Rochelle history,” RDRXR made national news for its efforts in the city. The team earned the prestigious William H. Whyte Award from the American Planning Association, praising the holistic and sustainable development of Long Island Sound’s Queen City.
RDRXR also received a 7-0 unanimous approval by the New Rochelle City Council for its Downtown Overlay Zoning and SEQR submissions in early December of 2015.
In December 2016 RXR got underway on a $120 million apartment building in downtown New Rochelle that will include 12 million square feet for new apartments, commercial-office space and arts and cultural institutions. We were happy to be there together with our Partners who were able to achieve entitlements for this project based upon our combined efforts in rezoning downtown together as a team.
